    RESIDENTIAL DUPLEX – HISTORICAL PRESERVATION, DENVER

    This case involved a fire that occurred during the renovation of a historical duplex residence in the old residential section of Denver. The fire was caused by the painting subcontractor’s negligence through leaving a pile of cleaning rags that combusted and started the fire. The insurance carrier obtained three repair cost estimates and bids from its adjusters, and all were around $2,000,000. However, the actual costs incurred by our client were greater. Therefore, Holloway Consulting was retained by the owner to:

    1. Determine reasonable cost to rebuild the duplex at the time of the fire.
    2. Explain the difference between State Farm’s payment and the actual cost to rebuild.
    3. Assess contributory negligence – our client saw the rags on the floor but did not appreciate the danger.
    4. Determine the percent complete of the renovation at the time of fire.

    Holloway Consulting was retained by attorneys for the Construction Manager to develop opinions and prepare expert reports on causation and Construction Management standard of care in a construction defects matter between the developer, CM, A/E and the trade contractors.
